Dashboard

The dashboard is the first screen that you will see within the application. It will show you all the properties that you have entered on the website.

Just above your property pictures, you will see the open “Alerts”. Anytime the system needs you to either take some action or know that an activity has happened on any of your rental property, the system creates an “Alert”. If you click on the “Alert”, the system will take you to the property that created the “Alert”. It is also intelligent enough to take you to the actual screen (which may be one among many quotes you may have received for the property) where you need to take the action!!

If you click one of the properties, then it will take you to the “Manage Property” screen where you will be able to manage the rental.


My Bookings


This is the heart of the website. This is the screen where you manage all your “Quotes”. It starts with entering a “Quote” for the property rental as soon as you get a call from a potential renter who is interested in renting your property.

New Quote: Enter the information of the rental – Name, Email address, Rental Start & End Dates, Number of Adults and Children staying at the property, Rental Price (including the Taxes and Cleaning Fees as applicable). You can also enter a personal note that will be included within the body of the email that will be sent to the potential renter.

The potential renter will get the email along with a link to accept the quote and make the initial payment via PayPal.

You can enter as many “Quotes” as necessary. They will all be displayed on the “Manage Property” page. The “Quotes” are neatly color coded and sorted together so that you can easily look them up. There are multiple filters on the page that will allow you to filter the data based on the status of the “Quote”.

Best of all, you will see the “Quotes” color coded in their various stages on the calender to the right of the screen that will allow you to see how your property is renting out at a glance!!


Manage Property

There are nine tabs in this section and each tab will ask for specific information of the property that you want to rent.

  1. Property Details: This is where you enter the basic property details like Name, Description, #Bedrooms, #Bathrooms, #People, Accommodation Type, Keyless Entry, Photograph and Rental property website name. In addition, you can also specify a PayPal account to receive the income from each of your properties. Since this information is captured for each property, you can specify separate PayPal accounts for each of your properties and hence keep those income / expense separate.
  2. Address and Directions: Here you can enter the property address and directions. Note that once entered, you cannot change the street name of the property. Please  create as many directions notes as possible so that it is easier for the renters to find your property.
  3. Pricing Schedule: This section is applicable only if you are selling your weeks online from popular websites like VRBO or HOMEAWAY. You can enter the prices for the various weeks you want to offer. There is a default daily rate that is applicable if you do not enter any price overrides for other days / weeks.
  4. Fees / Deposits / Tax: Here you can enter the information of how much you want the renter to pay as the initial deposit, damage deposit and cleaning fees for the property. You can also specify the tax % that will be charged to the renter. The website allows you to specify how many days in advance do you want the renter to make the final installment payment and the check-in and check-out times. Optionally, you can capture the name of your cleaner with contact phone number and the fees that the cleaner typically charges for cleaning the unit. These are information only fields and have no system functionality – however, if you have multiple properties, you will find this information very handy.
  5. Property Policies: These are your policies for the rental. To make your task easier, the system will load a default set of policies that you can edit as per your needs.
  6. Property Instructions: These are your instructions that you want to give to the renter when they come to stay at your property. To make your task easier, the system will load a default set of instructions that you can edit as per your needs.
  7. Property Accommodations / Amenities: These are a default set of amenities that are typically found across many rental properties. You can check off what amenities you provide for your renters.

  9. Nearby Attractions: You can also enter some of the nearby attractions and the distance in miles from the property. This will help the renters in having some fun filled options to make their stay at your property more enjoyable.


Templates

This section is the “Value Added” part of the website!! It shows you in advance, based on how you have entered the information in the “Property Info” section, how the emails that are sent to the renter will look like. It is strongly encouraged to check this out after you enter or make any edits to the property information since that could affect how the system generated email will look to the renter. There are a total of 10 templates available so far as follows:

To Owner

Account

This section allows you to update the basic account details like the Login email, Password, Name, Mailing address and Contact details. To expedite the sign up process, the system does not ask for the mailing address of the owner.

If the owner requires that the renter send the signed contract and any other details like a copy of the drivers license back to the owner via regular mail, then the owner will need to enter the mailing address where the renter can send this information. If the owner does not have such requirement or prefers to get this information scanned via email, then this information is not required. The owner can also put the mailing address in the free format remarks of the quote if required.
